Transparency is our non-negotiable, so unlike other agents we publish our fees for selling your home. We have a range of packages depending on the level of marketing you would like:

Our Standard Selling Package

Fee: 1.2% inc VAT (1% plus VAT) Upfront Marketing Fee: £0

Fee is of the Agreed Sale Price due on Exchange (subject to a minimum fee of £2,100 inc VAT).

1. Free Valuation and Market Appraisal

   • Understand your selling goals and motivation

   • Learn your preferred communication style

   • Discuss any unique circumstances or special requirements

   • Align on your ideal timeline

2. Getting Market-Ready

   Presentation matters. We’ll prepare your property to shine by:

   • Organising all necessary legal documentation

   • Capturing high-resolution photography

   • Creating a floorplan

   • Shooting social media videos for use across our channels including Instagram, Facebook, YouTube, and TikTok

   • Designing a compelling description that highlights key features

   • Finalising pricing and marketing strategies to reach the right buyers

3. Before Launch

   We pre-match your property with qualified buyers before going live. This ensures early interest comes from serious, relevant applicants including our database of investor clients. We will then post our social videos across our social channels to generate a buzz before going live.

4. Going Live

   It’s time to launch. We’ll maximise exposure by:

   • Listing your property on our website and the two biggest portals: Rightmove and Zoopla

   • Putting up our “blush” For Sale sign to attract local interest

5. Viewings Made Easy

   We’ll manage and accompany all viewings for you to suit your schedule. After each viewing, we provide prompt, honest feedback so you always know how buyers are responding.

6. Offers & Negotiation

   Once offers arrive, we’ll:

   • Clearly explain the terms and implications of each offer

   • Offer guidance to help you choose the best offer to proceed with

   • Handle negotiations on your behalf, always protecting your best interests

7. Legal Support

   We work with our conveyancing partner and can make a referral for you. We will send out a Memorandum of Sale to all parties and then we will liaise directly with your chosen solicitor to keep things moving. Our team keeps you informed every step of the way, making the legal process feel straightforward and stress-free.

8. Exchange & Completion

   As the sale finalizes, we’ll assist with:

   • Confirming documentation and key handover logistics

   • Coordinating a smooth transition

   • Preparing for and celebrating your completion day
