Set Up Fee: One month's rent including VAT, subject to a minimum of £720 including VAT.
Our Let Only service is ideal for landlords who are happy to manage their property themselves but want professional assistance finding a suitable tenant and setting up the tenancy correctly.

Professional property marketing, including featured property advertising
Accompanied viewings
Full applicant referencing and credit checks
Preparation of tenancy agreements and associated paperwork
Arranging the signing of the tenancy agreement
Collection of the deposit and first month's rent
Optional Extras: Inventory preparation – £120 including VAT. Tenancy checkout – £120 including VAT.
Management Fee: 13.2% including VAT
Set Up Fee: £330 including VAT
Our Enhance package provides a comprehensive property management service, taking care of the day-to-day responsibilities of being a landlord. From finding tenants and collecting rent to organising repairs and inspections, we do the hard work so you don't have to.
Everything in Let Only, plus:
Monthly rent collection and payments to landlords
Supplier invoice payments and non-resident landlord tax administration
Organisation of gas, electrical and legionella safety checks
Utility provider notifications
Tenancy deposit registration and protection with TDS
Inventory preparation, check-in and checkout
Regular property inspections with photographic reports
Management of emergency and planned maintenance
Assistance with property refurbishments and improvements
Annual rent reviews and advice on rental values
End-of-tenancy management and assistance with deposit disputes
Assistance with tenancy notices and possession procedures where legally applicable
Optional rent and legal costs protection
Our Enhance service is designed to give landlords peace of mind, knowing their property, tenants and rental income are being professionally managed.
We believe in being transparent about our charges. The following fees apply where services are not already included within your chosen management package.
Court Paperwork Preparation: £120 including VAT
Additional Property Visits: £36 including VAT
Rent & Legal Costs Protection: £36 per month including VAT
Serving Section 13 - Rent Increase Administration Fee: £60 including VAT
Serving Section 8 - Mandatory Grounds: £60 including VAT
Serving Section 8 - Discretionary Grounds: £120 including VAT
TDS Dispute Paperwork: £120 including VAT
Withdrawal Fee: Half a month's rent, where contractually applicable
Any additional charges will be explained in accordance with our terms of business. Third-party contractor and statutory costs may also apply.
Leaving your property empty for an extended period? Whether you're working abroad, travelling or simply spending time away from home, our caretaker service can provide additional reassurance while your property is unoccupied.
Our experienced team can arrange regular property visits to:
Carry out general visual checks of your property
Look for signs of leaks, damage or maintenance issues
Check for potential problems during colder weather
Check for accumulated post and other signs of an empty property
Report any concerns and help arrange necessary maintenance
Caretaker Visits: £60 including VAT per visit.
Please check your insurance policy for any requirements relating to unoccupied properties.
